I'm now a registered Domestic Energy Assessor, so on top of damp, timber and fire safety diagnostics, VCT can now carry out your Energy Performance Certificate (EPC).

"Free damp survey" β€” noun: a visit from someone with a moisture meter who already knows what they're going to sell you before they've walked in the door.

A moisture meter tells you a wall is wet. It doesn't tell you why. Leak, condensation, bridged cavity, failed render, blocked airbrick β€” treating the symptom without knowing the cause is how you end up paying twice.

My surveys aren't free β€” because I'm not selling anything after. No treatments, no products, no incentive to invent a problem. Just the diagnosis.

🌟 "He has saved us thousands of pounds in costly (and totally unnecessary) remedial work" 🌟

A homeowner in a beautiful 1896 traditional terrace was told by a damp proofing contractor that all 4 walls had rising damp β€” and was quoted Β£7,000 for chemical damp-proof injections. A 10-minute visit, meter against the wall, Β£7k quote in hand, gone.

Chemical DPC injections are almost never the right answer in a solid-wall Victorian home like this one. These properties were built to breathe β€” injecting a chemical damp course into solid brick can trap moisture and cause more damage than it solves.

We spent over an hour on site: moisture readings, thermal imaging, full photographic evidence. Conclusion β€” no evidence of rising damp at all.

Β£7,000 for remedial work that wasn't needed. That's the risk of getting a quote from someone whose next job depends on finding a problem.

This is exactly why VCT exists. We diagnose only β€” no remedial work, no treatments, no products to sell. Just an honest answer, especially when it comes to traditional buildings that get treated with modern quick-fixes that don't belong in them.

πŸ”Ή Pay a smaller fee for an independent survey from someone who ONLY diagnoses the problem β€” no remediation, nothing to sell β€” before you get any quotes?

Genuinely curious what people think. Does "free" feel safer, or does it worry you that the person diagnosing the problem is also the one who profits from fixing it? Especially interested in views from anyone with an older/pre-1919 property, where the wrong fix can actually make damp worse.

I'm delighted to share that I've now qualified as a Domestic Energy Assessor (NOCN Level 3), and I've registered with Elmhurst to get accredited β€” expecting that to come through within the next 10 days.

Once it's live, VCT will be able to offer full Energy Performance Certificates (EPCs) alongside our existing diagnostic services β€” damp, mould, traditional buildings, and everything else we already do across South Wales.

As always, VCT stays true to our "diagnose only" approach β€” no sales, no upselling, just honest, independent assessments landlords, agents, and homeowners can trust.
