Another closing where selling the house was really about something much bigger — helping fund the next stage of senior care.
This one had plenty of moving parts: acreage, outbuildings, a large workshop, well and septic compliance, required repairs, years of belongings to sort through — and even a mini “outbuilding estate sale” the family took on themselves to make sure valuable tools and equipment weren't simply given away.
On my end, the goal was to find the right buyer — not just a buyer.
That's where having a strong network of local investors makes a difference. I can evaluate the options, work through the numbers and terms, and find the buyer who offers the best overall fit for my seller. In this case, we found someone who was incredibly flexible and accommodating as we worked through everything needed to close.
For many seniors, the equity in their home becomes an important piece of paying for care — particularly when private pay, spend-downs and programs like Minnesota's Elderly Waiver enter the picture.
When senior living communities have different private-pay requirements, every dollar of home equity can matter. Maximizing that asset can help families meet those requirements and preserve more options when choosing the right place for their loved one.
