Lamborn Hunt Homeowner's Association This community is nestled in the beautiful rolling hills of Southern Chester County, just outside the town of West Grove. R at top of ramp. R on Guernsey Rd.

Travel 1/4 mile to first light. L on Old Baltimore Pk. Travel approx. 1.9 miles. Follow Guernsey Rd to stop sign at State Rd. L on State Rd. R into community on Lamborn Ridge Dr.

Update:

Repairs to the walking path have been postponed until Friday due to possible rain in the forecast tomorrow morning.

Happy Labor Day! 🇺🇸

Just a few pieces of information to pass along today..

1) This Thursday, September 10th, maintenance to the walking path will occur, weather permitting. The contractor will be addressing cracks including surface cracks. The Board recommends staying off for the day.

2) The Board is aware that the lamp post on the north side of State Road is not working. Replacement in progress, waiting on parts, expect repairs in 2-3 weeks.

3) An official notification (email or mail) from the management company is forthcoming with the final results on the shed amendment vote.

Hello, we hope everyone is enjoying their summer! 🏖️ ☀️

The HOA just wanted to reach out about a couple of things.

~Reminder: August 1st in coming quickly and quarterly assessments are due.

~By now everyone has received the information on voting to amend our community by laws to include sheds.

~There was no due by date included on the paperwork and that was our error.

~All shed votes must be returned by August 28th.

I will post a reminder a week before the due date.

Thank you to everyone who came out to the Annual HOA meeting in March. We had a lot of insight with your concerns and we were so glad to see some new faces there. We had a great turnout!

Now that the warmer weather is near, full spring preparations have started.

Please remember to w**d your gardens, power wash siding and clean up any loose items or debris in your driveways. Inspect sidewalks for tripping hazards on your property and trim any low hanging tree branches.

We request that you please fill out ARC forms as needed with exterior home improvements or additions such as a deck, patio, pool, siding, new roof or fence installations.

ARC forms are also necessary for any changes in paint colors of doors and shutters, unless the color is perfectly identical to what is already in place. Forms must also be filled out to approve any new hardscaping or the planting of new trees on your property.

A Spring Home Preparation flyer was included as a helpful guide with the HOA mailer that was sent out in March. Any questions feel free to reach out to the board or to Lisa Kelly with Kelly management. Thank you!
