VSL is a 501(c)(3) membership organization supporting sober living operators with a proven model, standards, and community—creating structured, recovery-focused homes for those seeking housing and those called to lead them. Through a structured model, defined standards, and ongoing support, VSL helps operators start, grow, and sustain recovery-focused homes. Our network of Chartered Operators provides structured sober living environments designed to support accountability, stability, and long-term recovery. Homes are independently operated and united by shared principles, systems, and best practices. Organized by The Vanderburgh Foundation, VSL exists to expand access to quality recovery housing by equipping operators with the tools, training, and community needed to serve residents effectively.

Treatment ends. Then where do men go?

Salisbury has no certified recovery residence for local providers to refer men to after treatment. Ascent Hearth Homes, a VSL Chartered Operator, is raising $110,000 to open an eight-bed men’s home with a live-in house mentor, pursuing NCARR certification.

Here’s where it goes: $50,000 for roof, gutters, ceiling fans and paint. $30,000 for tree work and a shared patio. $20,000 for reserves and resident scholarships. $10,000 for furniture and appliances. Funds are released against receipts, not as a lump sum.

Gifts go to The Vanderburgh Foundation, http://Inc., a 501(c)(3), and are tax-deductible to the extent allowed by law.

When you’re setting up a sober house, the instinct is to put as many beds in as the rooms will hold.

Before you do, think about who’s going to run the house. A good house mentor or manager is hard to find, and a private room is one of the best things you can offer them. Giving up a bed or two to get the right person living there can pay for itself.

It isn’t one-size-fits-all, though. If your house is small and every room is a double, you might skip the live-in role altogether. Some operators cluster a few homes together and have one person manage them all.

There’s no single right layout, only the one that fits your house and your plan. Our free webinar walks through how to think it through. Register here: https://hubs.ly/Q04CvH3s0

If you’re a VSL Chartered Operator, the Vanderburgh Foundation can run a donor campaign for your home. You bring the donors. The Foundation provides the charitable structure.

Campaign funds can cover deposit and first-month costs, habitability and safety work, beds and furnishings, certification and training, and an operating reserve for the opening months. Funds are released in stages against receipts, not as a lump sum. They can’t be used to buy the property or pay a mortgage.

Campaigns are open to Chartered Operators in good standing, only in states where the Foundation is registered to raise money, and approval isn’t guaranteed.

When people start searching for their first sober house, they tend to widen the map the second a good listing pops up.

It’s worth slowing down on that. A house is something you’ll visit constantly, and a long drive turns small problems into half-day trips. Most operators find a sweet spot at about 30 to 45 minutes from home.

That said, it’s not a hard rule. Some operators run homes more than an hour away and make it work, usually because they’re already in that area for work or they’re planning to relocate there. If that’s you, farther can be fine.

Our free webinar is a good way to sort out where your search should be. Register here: https://hubs.ly/Q04Cvhdy0

Is sober living real estate risky? Yes, more than a regular rental. But most of that risk can be identified, priced, reduced, or transferred before you buy.

Five checks to run first: the operator, the lease, the building, what insurers and lenders say about it, and a fallback plan if the program ever ends. For an owner who leases, the operator moves risk more than anything else, so start there.

“How do I know when I’m ready?” is the question we hear most from people thinking about opening a sober house.

The honest answer is that you won’t feel ready, and that’s fine. What shifts things is looking. A few tours can show you that the town you picked is wrong, or that you’d do better with a larger house, or that a smaller one fits your budget. Now and then you also run into a landlord who likes your plan and is willing to offer a deal for a longer lease.

You don’t have to commit to anything to start. Our free webinar runs on Fridays at 2 PM ET and walks through how the whole process works, so your searching has a direction.
