🏡 DID YOU KNOW? Not all disability housing is the same!

When looking for suitable housing through the NDIS, you might come across the term Specialist Disability Accommodation (SDA). But what does it actually mean?

SDA is specially designed housing for eligible NDIS participants with extreme functional impairment or very high support needs.

There are four SDA design categories:

♿ Improved Liveability – Designed to improve accessibility and support people with sensory, intellectual or cognitive needs.

🚪 Fully Accessible – Designed for people who require a high level of physical access, including wheelchair accessibility.

🏠 Robust – Designed with additional durability and features to help reduce the risk of injury and property damage.

🛏️ High Physical Support – Designed for people with very high physical support needs, with features such as ceiling hoists, assistive technology provisions or emergency power solutions where required.

Not every NDIS participant is eligible for SDA, and the right housing option depends on individual needs, eligibility and funding.

Finding the right home is about more than availability. It is about finding accommodation that suits your individual needs, preferences and circumstances.

If you or someone you support is exploring Specialist Disability Accommodation, start by asking:

🏡 **1. What features do I need in my home?**

Consider accessibility, bathroom and bedroom requirements, mobility needs, assistive technology and the features that support everyday independence.

📋 **2. Am I eligible for SDA funding?**

SDA funding is available to eligible NDIS participants who meet the relevant requirements. Not everyone with an NDIS plan will qualify, so it is important to understand your individual funding and support needs.

🤝 **3. What support arrangements will work for me?**

SDA is the housing component. Supports such as Supported Independent Living (SIL) are separate arrangements, and the right combination depends on your needs and circumstances.

The right home should be considered alongside your goals, support arrangements and preferred living situation.
