This weekend we celebrated our 16th Annual PPC Summer Party with nearly 100 members of our team and their families.

For 16 years, we’ve been fortunate to build a team made up of incredible people from different backgrounds, cultures, roles, and walks of life.

What brings us together is the pride we take in our work, the way we support one another, and the commitment we share to taking care of our clients.

Systems matter. Training matters. Technology matters.

But people are what make PPC special.

Today, members of our team had the privilege of serving a meal at the Calgary Drop-In Centre

It was a humbling reminder that every person has a story we can’t see. Life can change quickly, and we’re all more fragile than we often realize.

One of the most valuable lessons we’ve learned as a company is that grace matters. Every one of us has made mistakes, needed a second chance, or benefited from someone who chose understanding over judgment. Those experiences shape how we strive to treat our team, our clients, and our community.

Today wasn’t about us. It was about showing up, serving with humility, and remembering that every person deserves dignity, compassion, and respect.

What will property managers be doing less of in the next 5–10 years?

I asked Adam Ludgate, co-founder of Cirkuit this exact question.

His answer was direct:
Less driving. Less reacting. Less cleaning up avoidable problems.

Today, many operations teams still spend a significant amount of time:
• Driving from building to building
• Checking if everything is okay
• Responding after something has already gone wrong

Checking doors. Looking for leaks. Investigating issues that may or may not exist.

It’s reactive by design.

But that’s starting to change.

With sensor-driven automation and real-time data, the expectation is shifting:

👉 If you’re going to a building, there should be a clear reason why
👉 You should already know what’s happening before you arrive
👉 And ideally, many issues are resolved before they escalate at all

Instead of spending time finding problems, property managers can focus on making better decisions.

More efficient buildings.
More effective teams.
Fewer costly surprises.

Insurance is starting to pay attention.

In a recent conversation with Adam Ludgate, co-founder of Cirkuit, we discussed how smart building technology is beginning to influence insurance outcomes — particularly around water leaks.

For context:

In multi-family buildings, $50,000 deductibles on water leaks are becoming common.

In large commercial buildings, that number can climb into the hundreds of thousands.

Every incident directly impacts the bottom line.

What’s changing?

Adam shared that they’ve already seen:

• Reductions in insurance deductibles tied to proactive monitoring
• Active discussions with insurers about recognizing sensor-driven risk mitigation
• A major Canadian brokerage exploring discount programs for buildings with water leak detection systems

This is a meaningful shift.

For years, building technology has been viewed as a “nice to have.”

Now, it’s starting to become a financial lever — directly tied to risk, cost, and insurability.

Most people in property management have a water leak story.

And usually… it starts with “we didn’t know until it was too late.”

In the latest episode of Mastering Property Management, I sat down with Adam Ludgate, co-founder of Cirkuit — a platform using smart sensors to help buildings detect problems before they become catastrophic losses, and so much more.

When I asked Adam what originally pulled him into this space, his answer was simple:

The opportunity to move the needle on water leak damage, particularly from an insurance perspective.

Anyone connected to a condo or commercial property has seen it happen — a small failure turns into a major loss because nobody knew about it until hours later.

Cirkuit’s sensors are designed to change that.

Adam shared one real example:

A pump seal failed in a mechanical room and water began gushing rapidly.

The system immediately alerted the operations team, who arrived and shut it down within five minutes.

Had that run for hours, it could have flooded elevator banks, tenant spaces, and damaged millions of dollars in equipment.

This is where smart building technology becomes more than just “data.”

It becomes risk prevention.

As buildings get more complex and insurance pressures increase, tools that provide real-time visibility into what’s happening inside a building are quickly moving from a luxury to a necessity.
