Was the landlord aware of the renovations? Yes.

We were told that there was a $5,000 tenant-improvement allowance. This meant approved materials used to improve the commercial space could be purchased and supported with receipts. Some flooring materials had already been purchased.

I was not financially prepared to replace flooring or renovate the entire space because I had originally been told that the carpet would be professionally steam-cleaned and the room would be painted. I believed that would be enough for me to begin working, and I planned to make further improvements as my business earned money.

However, once I saw the condition of the space, I did not believe it was clean or ready for a wellness business. Construction was also still underway, so I could not begin seeing clients. To help finish everything faster, I joined the renovation work. In the end, only two of us did most of the physical work because the other occupant believed the space was already suitable.

I had been given a key and permission to occupy the space. My sublease was still being processed because I was moving from another city. The original five-year term was later changed to two years because of the ongoing conflict among the occupants. I did not secretly or independently renovate the property—the renovations were known about and were being done openly as part of preparing the space for business.
