JOB TITLE:
Maintenance
POSITION SUMMARY:
Maintenance staff oversee all aspects of caring for the facility to which they are assigned including its structure, systems, equipment, appliances and furnishings and its grounds.
HOURS OF WORK:
8 hour shift every Friday; available for on-call and call-backs; cover for Head of Maintenance short notice and vacation days.
MINIMUM STARTING WAGE (depending on education and experience):
$26.00 / hr.

QUALIFICATIONS
1. Any combination of education and experience providing the basic skills and knowledge base to successfully perform the required duties. Typical qualifications may include (not mandatory:
a. A valid Journeyman certificate (Alberta), project management or related certificate, a Building Operator’s Certificate or similar are preferred.
b. 2 yrs. related experience within a similar setting is preferred.
2. Sufficient health and physical fitness to meet the demands of the position with no history of back problems or other physical limitations (e.g. chronic injuries or illness) - a favorable medical may be required.
3. Mechanical aptitude to perform a variety of minor repairs to building, equipment, furniture, and fixtures as may be required.
4. Ability to operate hand and power tools safely.
5. Knowledge and ability to care for facility grounds in all seasons including snow removal, lawn care, flower gardening, and tree and shrub care.
6. Strong interpersonal and listening skills with an ability to deal effectively with conflict in a diplomatic and professional manner.
7. Demonstrate flexibility by changing routine to accommodate resident needs.
8. Ensure effective and clear communication with Site Manager/CAO, Team Leaders, co-workers and residents.
9. A clean vulnerable sector check.
10. A valid driver’s license.
DUTIES & RESPONSIBILITIES
1. Assist Maintenance Team Lead to ensure building maintenance is compliant with Accommodation Standards, building, fire, health and other safety codes.
2. In collaboration with the site manager, arrange for outside contractors as appropriate and assist them during site visits as may be appropriate.
3. Perform routine inspections, testing and record readings as required to comply with municipal and provincial fire and safety codes (e.g. fire drills, fire extinguishers, emergency generator, emergency lighting, hot water temperatures, etc.)
4. Monitor boilers and air handling systems and record daily readings for pressures, temperatures, air flows, liquid levels, adding prescribed water softeners and chemicals.
5. Plumbing maintenance, repair, clean and/or maintain sinks, faucets, taps, toilets.
6. Perform maintenance such as replacing glides on furniture, removing, and replacing door handles, locksets, attaching draperies, blinds, and pictures to drywall surfaces.
7. Prepare rooms for new residents including cleaning vents, mudding/taping/painting and ensuring plumbing and electrical systems are working optimally.
