🦚PEACOCK SURGERY - UPDATE ON OUR ELSENHAM BRANCH PREMISES🦚
After approximately 3 years of negotiations, the Peacock Surgery Partnership finally completed the purchase of our Elsenham Branch premises from our previous landlords.
The purchase was made as our landlords did not have the appetite to update and extend the premises.
The purchase price was £700 000, and we are grateful to Lloyds for lending the Partners £670 000 via a mortgage to make this happen. There is nothing quite like having your name on yet another huge mortgage 🙄😂
Our patients who use our Elsenham Branch premises will know that we urgently need more clinical space, and that the existing premises need to be updated. We have created as much space as possible over both our branches but we have long since exceeded capacity on our premises spaces. Our patient list size has increased by 2305 over the preceding 2 years, and this trend is ongoing.
We are working with a local planning consultancy on this project, and our Pre-planning Application Supporting Statement will be submitted to Uttlesford District Council shortly.
Assuming all the planets align, and we eventually obtain planning permission…and once we have a bit more information, we will reach out to our patients to review our plans and give you all the opportunity for input.
The project will be expensive, and the Partnership will need to borrow more money to fund it. We intend to expand on the ground floor, into our back garden, and also upwards onto the existing premises. Great care will be taken to ensure our neighbours are consulted, and that any extension will blend into the local landscape.
There are some Section 106 funds available for this project – Developers pay these contributions to local authorities to mitigate the direct impact of new developments, ensuring local infrastructure (such as Health) can support new residents. Also called "developer contributions" or "planning obligations," these funds pay for specific local improvements. When checked last (October 2025), there was £318 838.15 of Section 106 available to us. If we do not use this funding, it is returned to the Developers. Some of the funds have expiry dates on them, so we are keen to proceed as soon as possible – we want to use every single available penny for the benefit of our patients.
