The sector was talking. About deadlines, timescales, legal exposure, and what compliance technically required. But the honest, practical conversation about why the same problems keep recurring despite years of attempted solutions was harder to find.

That is why we set up Awaab's Council.

A free, working forum that brings together housing professionals, legal experts, mould and ventilation specialists, and people with lived experience for a focused day of real discussion and practical learning.

Our next session takes place on 4th November 2026 at The Engine Rooms, London, and it is our biggest yet, arriving at exactly the right moment with Phase 2 of Awaab's Law coming into force on 30th November.

30th November 2026 is closer than you think.

Awaab's Law Phase 2 will significantly expand the legal responsibilities of social landlords, bringing seven additional hazard categories into scope while keeping the same statutory response times.

That means more cases. More coordination. More pressure on systems, contractors and compliance teams.

The organisations that are ready won't be the ones that waited until autumn, they'll be the ones reviewing their processes today.

Ventilation is a trade, not a box on a wall.

Anyone can screw a fan to the ceiling and wire it in. That's the part most people stop at. The trouble is a fan in the wrong place, at the wrong extract rate, ducted through a cold loft, can do almost nothing useful. Sometimes it quietly makes things worse.

We see it constantly. Fans nowhere near where the moisture is made. Ducting that sags or vents into the void instead of outside. Systems signed off as "installed" without anyone testing whether they actually move any air.

Fitting ventilation is easy. Fitting it so it genuinely fixes the problem is the actual job. That gap is where a lot of recurring mould quietly lives.

If you have been watching Coronation Street lately, you will know the show has taken on one of the most important housing issues in the UK right now.

It is a fictional storyline, but for the families watching at home who have been in that position, there is nothing fictional about it at all.

Awaab's Law Phase 2 comes into force on 30 November 2026, and it is a significant step up from Phase 1.

Seven new hazard categories come into scope, including electrical hazards, falls, fire and explosions, excess cold, excess heat, structural collapse, and pest infestations. All subject to the same statutory deadlines that have applied to damp and mould since October 2025.

For most social landlords, the proportion of repair cases subject to a statutory clock will increase substantially overnight.

That's how often mould comes back after we've treated a home. Not because of a magic product or better paint - because we don't start treating until we know why it was there in the first place.

Too cold. Ventilation never right. A cold bridge turning one corner into the perfect surface for moisture. Until you can answer that, you're guessing, and a guess is what comes back six months later.

Most of what gets logged as "recurrence" isn't recurrence at all. The mould never left. The first job only treated the surface.
