The highest-returning project before you sell costs less than your fridge.

Almost every seller I talk to opens with the kitchen. It is the room they have been meaning to fix for years, and listing finally gives them permission to spend the money.

The data does not back that up. The 2025 Cost vs. Value report puts a garage door replacement at 268% recouped and a midrange bathroom remodel at 80%. The projects at the top of the return list are almost all small and on the outside of the house.

Here is the part the ranking leaves out. The projects that score highest for return are not the ones people love living with. Kitchens, primary suites, new roofing, those are what homeowners actually enjoy. That happiness just does not always come back to you dollar for dollar at closing.

So the question is not which project is best. It is whether you are spending to enjoy the house or spending to sell it. Those are two different budgets.

The project with the best return at resale is the garage door. I know how that sounds.

About $4,700 to replace. It adds roughly $12,500 in resale value.

A new steel front door is next. Around $2,400 in, and more than double that back out at closing.

Then compare that to a midrange bathroom remodel. About $26,000 spent, about $21,000 back. A minor kitchen refresh, new counters and cabinet fronts and paint, actually does slightly better than break even. It's the full gut renovation that quietly costs you.

The pattern is hard to miss once you see it. The projects that pay you back are small, cheap, and on the outside of the house. The ones you'd be excited to show people are the ones you lose money on.

That doesn't mean skip them. Some projects are worth doing because you'll enjoy living with them, and that's a real reason. Just know which bet you're making before you commit the budget.

Right now I'm dreaming about:

👉 Forty Three Bakery's raspberry danish with vanilla cream and brown sugar streusel, because baker Andrew builds seasonal pastries around whatever fruit is most interesting at the farmers market.
👉 Rockwell Ice Cream, mostly because it's made in-house daily with 16% butterfat, so it's denser and more intense than standard ice cream.
👉 Nielsen's Frozen Custard's concretes, which will make you briefly consider buying a second and third.

A parent adds an adult child to the deed instead of leaving the home through a will. Sounds clean and simple.

Three things that often gets missed:

1️⃣ Adding a name transfers the original cost basis. The taxable gain calculates from what was paid decades ago, not today's value.

2️⃣ Inheriting the home through a will would have given a stepped-up basis to current market value instead. Same house, very different tax bill.

3️⃣ A gift tax return is often required, and most people don't find out until after it's filed.

One conversation before the deed gets filed can change everything. Always ask me about anything to do with your home. If I don't have the answer, I'll point you to the right professional.

A house gets titled joint tenancy. Seems simple enough.

Then one owner passes, and their share doesn't go where the will says. It goes straight to whoever else is on title. The will doesn't matter. The deed overrides it.

This happens more often than people realize.

$1 gets a toddler into a pool with a zero depth beach entry. Most people in this valley have no idea.

My grandkids were splashing around at a friend's pool, and it reminded me they truly do not care where we cool off, just that we do.

Here's a local option, Murray Aquatic Center is one worth knowing about. Four story waterslide, two diving boards, tucked right inside Murray Park. $1 little kids, $4 youth, $5 adults, first come first served.

Something I keep seeing with clients in their 60s.

They're protecting their savings like it's the only thing they have, while sitting on hundreds of thousands in home equity they've never thought they could touch.

I went deep on how reverse mortgages actually work. The costs, the options, what trips people up.

It's not for everyone. But if you own your home and retirement feels tighter than it should, it's worth understanding.

The rumor? "If you get a reverse mortgage, the bank takes your house.

Not true. The lender places a lien on the home, same as a regular mortgage. You keep the title.

Here's what actually happens:

* You borrow against equity you already built
* No monthly mortgage payments required
* You stay in the home
* The loan balance gets repaid when the home is eventually sold

This one misconception keeps a lot of retirees from looking into an option that could genuinely help them.

If you or your parents are retired and sitting on a paid-off or nearly paid-off home, this is worth understanding before any decision has to get made under pressure.
