Somebody always asks about the torch.

It looks dramatic on video, but the reasoning behind it is pretty simple. Gum, wax, tar, and adhesive are solids that bond into the texture of a concrete paver, and water doesn't dissolve them no matter how much pressure sits behind it. What actually happens when you attack a deposit like that with a wand is that the paver around it gets abraded before the stain moves, and you end up with a clean bright patch surrounding a mark that's still there.

Heat softens the deposit so it lets go of the pore structure instead of tearing apart, and from there it comes off with a scraper and a rinse. It takes a light touch, because concrete will spall if you overheat it, especially when there's moisture sitting in the slab. That's the difference between a tool and a technique.

The surface cleaner is the last thing we run on a hardscape job, not the first. Everything before it is figuring out what each stain actually is and treating it accordingly.

In this clip we're working a residential brick walkway with a running bond field and a soldier course border along the landscaping. The approach on brick is different from concrete. Brick is softer and more porous, and the joints between units are structural in their own way, so blasting at maximum pressure with a zero degree tip will pit the face of the brick and strip the joint sand out entirely. That creates a bigger problem than the one you started with, because open joints let w**ds and water get underneath and the pavers begin to shift.

Our process controls pressure at the surface and keeps the fan moving so the cleaning happens evenly across the field rather than etching lines into individual units. Where organic growth is heavy, chemistry does the work before the water does. A proper treatment kills the algae and moss at the root instead of just knocking the top layer off, which is why a chemically treated wash stays clean months longer than a pressure-only wash that leaves the biological material alive in the joints.

Runoff is managed away from the planting beds and gravel so cleaning solution doesn't end up in the landscaping, and we're mindful of grade and drainage on every property we work.

Clean pavers are also a safety issue. Algae and mildew on a walkway get genuinely slick when wet, and a front walk is exactly where people carry groceries, packages, and kids.

This walkway is at Stanford in Palo Alto, and the reason we're on it at night is the entire point of the post.

Facilities directors already know their sidewalks need cleaning. What tends to get underestimated is what daytime cleaning actually costs them - cones through a primary pedestrian route, staff and visitors redirected, wet concrete in an active walking lane, and a slip-and-fall exposure sitting on the property for the duration of the job. On a campus that doesn't really close, that's not a small line item. It's the whole reason properties defer this work until the concrete looks bad enough that they can't.

Moving it off-hours solves the disruption problem but adds real requirements. You bring your own lighting, because a surface you can't evaluate is a surface you'll miss and won't notice until morning. You still handle wastewater properly - pressure washing lifts oils, gum, and organic staining off the concrete, and that discharge doesn't belong in a storm drain at 2 AM any more than it does at 2 PM. And you still match method to surface, because broom-finished concrete, pavers, and decorative hardscape each have a pressure ceiling. Cross it and you etch the slab, blow out joint sand, or strip color - none of which cleans back out.

Danville roofs sit under some of the best tree cover in the Tri-Valley, and that shade comes at a cost. Japanese maples, valley oaks and mature landscaping drop leaf litter into roof valleys and along the gutter line, where it packs down and holds moisture long after the surface has dried. Add the marine fog that rolls in off the Bay overnight and the cool morning air coming down out of the Mount Diablo foothills, and north-facing slopes can stay damp well into the day. That standing moisture is what moss, lichen and algae need to take hold. Once they do, they root into the granule surface of the shingle and spread along the courses, trapping even more debris and slowing drainage toward the gutter.

The instinct is to climb up with a pressure washer and blast it off, and that is where composition roofs get destroyed. Shingles are protected by a mineral granule layer, and high pressure strips those granules in a single pass, exposing the asphalt mat underneath to UV and shortening the life of the roof by years. Pressure aimed uphill also drives water under the shingle courses and into the underlayment, creating leaks that do not show up until the first real storm. Scraping and wire brushing tears the mat outright, and most manufacturer warranties are voided the moment a pressure washer touches the surface. There is also the obvious risk of working a wet, sloped roof without proper fall protection.

Interior glass on a commercial turnover is a different job than exterior window cleaning, and it's underestimated constantly.

Exterior glass is mineral deposits, pollution film, irrigation overspray. Interior glass in a freshly built space is drywall dust, tape residue, silicone, paint overspray, and whatever else the trades left behind. Different soils, different chemistry, different tools — and unlike exterior work, there's no pole and pure water shortcut. It's by hand, panel by panel.

The piece property managers and facilities directors should pay attention to is the blade work, because that's where money gets lost. Post-construction glass almost always needs scraping somewhere. A large share of tempered panels come out of the tempering oven with fabricating debris fused into the surface, and a scraper run dry, at a bad angle, or with a dull blade will drag that debris and leave permanent scratch lines across the pane. That's not a re-clean. That's a glass replacement invoice, and on a curtain wall it adds up fast.

The way we handle it is straightforward: glass stays wet, blades stay sharp, the angle is controlled, the pass goes one direction, and the tech inspects as they work. Slower, and the panes survive.

If you're scoping a turnover or a post-construction clean, ask whoever's bidding it how they scrape tempered glass. The answer will tell you a lot.
