Hilton Head Island’s detached-home market remained active during the first half of 2026, although buyers are taking considerably more time to make purchasing decisions.

A total of **478 homes closed through June**, representing a **4.8% increase** from the 456 sales recorded during the same period in 2025. At the same time, the number of new listings declined **11.6%**, from 648 to 573. This combination of higher sales and fewer new listings indicates that buyer demand remains present despite changing market conditions.

The year-to-date median sales price was **$1,177,500**, a modest **1.1% decrease** from $1,190,000 last year. Sellers received an average of **96.4% of their original listing price**, compared with 96.9% in 2025. This suggests that accurately pricing a home at the time it enters the market has become increasingly important.

The most significant change has been marketing time. Homes sold in an average of **111 days**, more than double the 55-day average recorded during the first six months of 2025. Buyers now have more time to compare properties, evaluate condition and negotiate terms.

June produced encouraging results, with **89 closed sales—23.6% more than June 2025**—even as available inventory was 20.1% lower. Overall, Hilton Head’s market remains strong, but sellers should expect longer marketing periods and greater price sensitivity than in recent years.
