Let’s have an honest conversation.

Many providers wonder why families tour their homes but never returnβ€”or why residents ask to be moved after placement. I hear the complaints directly from families, residents, hospital social workers, guardians and discharge planners every single day.

The biggest complaints are:

❌ The home is not clean
❌ The home is dark, outdated or poorly maintained
❌ There is no structure or consistent daily routine
❌ Rules exist on paper but are not enforced
❌ Staffing is inadequate or unreliable
❌ Nobody regularly checks on the residents
❌ Promised meals, snacks, activities or services are not being provided
❌ Staff members are present, but they are not actually working
❌ Residents do not feel cared for, respected or comfortable

It does not matter whether you operate an independent-living home, semi-independent home, unlicensed group home, licensed AFC home, assisted-living home, behavioral-health residence or another housing program. Families expect a clean, organized, safe and professionally operated environment.

Spraying air freshener does not mean your home is clean.

A plug-in cannot cover dirty floors, dust, odors, stained furniture, unchanged linens or an unclean bathroom. Before every tour, clean the home properly. Vacuum again so visitors can see that the carpet was recently cleaned. Open the blinds. Let natural light into the home. Replace burned-out lightbulbs. Wipe down surfaces, clean the bedrooms and bathrooms, remove clutter and make the home feel welcoming.

Your home should receive a thorough deep cleaning at least once every week, in addition to regular daily cleaning.

Make sure:

βœ… Linens, pillowcases and bedspreads are changed regularly
βœ… Bathrooms and kitchens are sanitized
βœ… Bedrooms are clean, comfortable and organized
βœ… Smoke detectors are working and batteries are checked
βœ… Required safety equipment is maintained
βœ… Cameras are used only where legally permitted, with proper notices and privacy protections
βœ… Residents receive appropriate daily supervision and wellness checks
βœ… Staff members understand their responsibilities and document completed work
βœ… Meals are nutritious, properly prepared and something you would proudly serve your own parents
βœ… Your home has clear rules, schedules and emergency procedures
βœ… Families receive accurate information about the services you provide

When someone tours your home, have a clean, professional brochure or information sheet available. Clearly explain your services, staffing, meals, transportation, activities, house rules, fees and what isβ€”and is notβ€”included.

Most importantly: Do not advertise services you are not prepared to deliver.

If your paperwork promises three meals and two snacks every day, provide three meals and two snacks every day. If you promise medication support, transportation, activities or daily supervision, those services must actually happen.

Residents are paying attention.

Even when they do not complain directly to you, they may tell their family, guardian, case manager, hospital or social worker. Then the calls begin:

β€œThe home was not what we expected.”

β€œThe services promised were not provided.”

β€œThe resident does not want to return.”

β€œCan you find another placement?”

I receive those calls constantly.

Your word must be your bond. Your agreement, marketing materials and actual operations must match.

And here is another hard truth: You cannot take every dollar from the business and expect the home to remain successful.

You must reinvest in:

β€’ Cleaning and maintenance
β€’ Quality food
β€’ Comfortable furniture and bedding
β€’ Reliable staffing
β€’ Safety improvements
β€’ Training and compliance
β€’ Resident activities
β€’ Marketing and professional materials
β€’ Administrative and documentation systems

If your business cannot afford basic cleanliness, dependable staffing, nutritious meals and resident safety, you are not ready to expand. More beds will only create bigger problems.

Providers should also research legitimate funding and service opportunities instead of relying entirely on residents’ monthly income. Depending on your state, population, licensing status and qualifications, opportunities may include:

β€’ Community Mental Health services
β€’ Community Living Supports hours
β€’ Medicaid provider enrollment
β€’ Home- and Community-Based Services waiver programs
